| Sutter Health, parent company of the Santa Cruz Medical Clinic has confirmed that it is in negotiations to buy the 14 acre Drive In Theater site on Soquel Drive. J.R. Parrish estimates that the land value of the site to be in excess of $35.00 per square foot, putting the transaction in the range of $21,000,000.00. This would make for the largest recent commercial real estate land transaction in the Santa Cruz County, dwarfing the sale of the Lipton site to Red Tree in 2005. Only the sale of the Borland Campus to Triple Net Properties, rivals the transaction size.
The brokers at J.R. Parrish in Santa Cruz believe that this commercial property is ideal for multiple uses, incorporating multi family housing, medical office and retail. Sutters plans for the site obviously involve medical uses, but the extent of their plans is unknown, as is the requirements of the County of Santa Cruz, who will no doubt push for both housing and retail.
